This is a general format to save you time, not legal advice. Read every clause, change what does not fit your situation, and for a dispute or a large amount, consult a lawyer.
What is a rent agreement?
This is a standard residential rent agreement for a flat, house, floor or room, written in plain legal English or Hindi. It covers the term, monthly rent and due date, the refundable security deposit, utilities and society maintenance, a lock-in period, the notice period, use, subletting, repairs, inspection, pets, police verification, handing over and a schedule of fittings. Every clause is editable after download.
When do you need a rent agreement?
- Renting out or taking a flat, house, floor or room for living.
- Renewing an 11-month agreement with a new rent.
- Getting address proof for a bank account, gas connection or school admission while renting.
- Claiming HRA: many employers ask for a rent agreement along with rent receipts.
Documents needed for a rent agreement
- Identity and address proof of the landlord and tenant (Aadhaar, PAN, passport or voter ID).
- Proof of ownership of the property, such as the sale deed or latest property tax receipt (keep a copy).
- Two passport-size photos of each party if you are registering the agreement.
- Two adult witnesses with their addresses.
- Stamp paper or an e-stamp certificate of the value your state requires.
How to make a rent agreement: stamp paper, signing, submitting
- Fill the form: property, both parties, rent, deposit, term and fittings. The preview updates as you type.
- Download the Word file if you want to edit clauses, or the PDF to print as it is.
- Buy stamp paper or an e-stamp certificate for your state (see the state notes on this page for the official website). Print the agreement on it, or attach the e-stamp as the first page.
- Both parties sign every page at the bottom and the last page in full, in front of two witnesses who also sign.
- If the term is more than 11 months, or if you are in Maharashtra, register the agreement at the sub-registrar office or online.
- Keep one signed original each. Do the tenant police verification your city requires.
Common mistakes
- Writing a term of 12 months or more and not registering it. An unregistered lease that needed registration cannot be used as evidence of the lease terms in court.
- Buying stamp paper of the wrong value. Duty depends on your state, the rent, the deposit and the term; check the official site first.
- Not listing fittings and furniture. Disputes over the deposit usually start here.
- Paying the deposit in cash without a receipt. Pay by bank transfer and mention it.
- Skipping tenant police verification where your city makes it mandatory.
Stamp duty and registration by state
Stamp duty and registration fees are set by each state and change often, so we link to the official websites instead of printing rates. Check before you buy stamp paper.

Questions people ask
Why are rent agreements made for 11 months?
Under the Registration Act 1908, a lease from year to year or for more than one year must be registered, which costs time and registration fees. An 11-month agreement does not have to be registered in most states, so it is usually just printed on stamp paper and notarised. Maharashtra is an exception: leave and licence agreements there must be registered whatever the term.
How much stamp paper do I need for a rent agreement?
It depends on your state, and often on the rent, the deposit and the term. Some states charge a fixed amount, others a percentage of the total rent. Use the official registration or e-stamp website for your state linked on this page; we do not show rates because they change.
Is a notarised rent agreement valid?
Notarisation proves the parties signed in front of a notary. An 11-month agreement on proper stamp paper, signed by both parties and two witnesses, is valid for most purposes. Notarisation does not replace registration where registration is compulsory.
Can I make the rent agreement in Hindi?
Yes. A rent agreement can be in any language the parties understand. Switch the document language to Hindi above and the whole agreement, including the clauses and schedule, is written in Hindi.
Is my data safe?
Yes. The form, preview, Word and PDF are all made inside your browser. Nothing you type is uploaded, and the draft is saved only on this device until you clear it.

- Rent agreements: when registration is compulsory, and stamp duty (verified 30 Oct 2026)
A lease from year to year, or for more than one year, must be registered. That is why most residential agreements run for 11 months. In Maharashtra every leave and licence agreement must be registered whatever its term (online e-registration is available). Stamp duty and registration fees are set by each state and change often: check your state’s registration or e-stamp website before you buy stamp paper. Some states also have a Model Tenancy Act based law that requires the agreement to be reported to a Rent Authority.
