How much home loan can I get?

Banks look at how much of your take-home pay can go to EMIs (FOIR), the years left before you retire, and the RBI cap on the share of the price they can lend. Try your numbers.

How it works

  • EMI room = take-home pay × FOIR, minus EMIs you already pay. The loan is what that EMI repays over the tenure at your rate.
  • Tenure is cut to the years left before your repayment age (often 60 if salaried, 65 to 70 if self-employed), up to 30 years.
  • RBI caps the loan at 90% of the price up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that. The rest, plus stamp duty and registration, is your down payment.
  • Each bank sets its own FOIR, rate and credit score rules, so treat this as a planning number.

Questions people ask

What FOIR do banks use?

Usually 40% to 60% of net monthly income, higher for bigger salaries. A good credit score (750+) helps you get the higher end and a lower rate.

Does adding a co-applicant help?

Yes. Adding a working spouse or parent adds their income to the FOIR, and a woman co-owner can lower stamp duty in many states.
