Save ₹75,000 if the home is bought in a woman’s name in Maharashtra. Check the conditions below.
Good to know in Maharashtra
- Women get 1% off the duty only when a woman alone buys a home; joint with a man pays the normal rate.
- The gram panchayat total (5%) is the least certain figure; some sources say 6%.
Same ₹75 lakh home in other states
Stamp duty plus registration, first area of each state, cheapest first. * not confirmed officially.
+ registration fee not confirmed, so not included.
How it works
- Each state’s rates come from its registration department, gazette or an official audit report, listed under the result with the date we checked.
- Duty is on the market (circle or guideline) value or the price, whichever is higher. Put in the higher one.
- Where we could not confirm a figure from an official source we say so, and for a few UTs we show no number at all rather than guess.
- Small fixed charges (pasting, scanning, e-stamp service fees, legal fees) and GST on under-construction homes are not included.
Questions people ask
Is stamp duty lower for women?
In many states, yes: for example Delhi (4% vs 6%), Haryana, Punjab, Rajasthan, Uttar Pradesh (1% off up to ₹1 crore), Jammu and Kashmir, Assam and Maharashtra (1% off when a woman buys alone). Some states give nothing, and some give the concession on the registration fee instead.
Is stamp duty charged on the price or the circle rate?
On whichever is higher: the price in the deed or the government’s market value (circle rate, ready reckoner or guideline value).
Can stamp duty be added to my home loan?
Usually no. Banks exclude stamp duty and registration from the property cost for the loan, except for small homes (up to ₹10 lakh) under RBI rules. Keep it ready in cash.
